FOR SALE BY OWNER (FSBO) offers a By Owner Closing Assistance (BOCA) option for Seller(s) and Buyer(s). If you do not want the hassle of writing the contract and handling all the details of getting to closing day, then our BOCA option may be for you.

• The Seller(s) & Buyer(s) will Sign the BOCA Agreement & Disclosure of Independent Contractor Status as well as complete the Closing Instructions.


• The Seller(s) and Buyer(s) will provide FSBO Services with the necessary information for contract preparation by faxing or e-mailing the BOCA packet to FSBO Services, 2714 Virginia Beach Blvd., Virginia Beach, VA 23452 or FAX (757) 463-6318.


• Upon receipt of the BOCA packet, FSBO Services will arrange a meeting for the Purchase Agreement/Contract to be completed and signed at a designated location.

PLEASE NOTE: Seller(s) and Buyer(s) must agree to use FSBO SERVICES PREFERRED SETTLEMENT ATTORNEY for closing!

• FSBO Services & Preferred Settlement Attorney will proceed from there.


• After all paperwork is signed and a closing date is established, FSBO Services will monitor the closing on behalf of the Seller(s) and Buyer(s). FSBO Services will keep in contact with the attorney's office to make sure everything is progressing smoothly and on time.


• FSBO Services will also assist the Seller(s) and Buyer(s) in meeting the requirements of the Purchase Agreement as to inspections, reports, and other such items as may be made a part of the Purchase Agreement.

PLEASE NOTE: For Sale By Owner Services does not attend the closing. The Preferred Settlement Attorney will conduct the closing.
